Security for residential & strata buildings.

A strata council has to answer to owners who each have a different idea of what the problem is — the parkade, the package theft, the front door propped open, the noise on level three. Good building security is mostly about turning that into one plan the council can actually defend at an AGM.

Built around your sector's risks, not a template.

A real local person answers — not a national call-centre.
The risks here

What actually goes wrong in residential & strata.

Residential risk concentrates in the shared spaces nobody owns individually, which is exactly where responsibility gets blurry.

The parkade

Underground parking is the single most common problem area in residential buildings: vehicle break-ins, catalytic converters, storage-locker theft, and people following a car in through the gate.

Doors held, propped and shared

Residents let people in. Fobs get copied, lent and never deactivated when someone moves out. The access-control system is only as current as the last time somebody maintained the list.

Package and mailroom theft

Deliveries pile up in an unwatched lobby. It is low-value per incident and high-volume, which makes it the complaint councils hear most often and act on least.

No record when it matters

When an incident finally does need answering — an insurance claim, a dispute, a police request — buildings routinely discover the cameras were not covering that spot, or were not recording at all.

How we protect you

The right mix for this sector.

Most buildings do not need a guard around the clock. They need the right coverage at the hours that actually generate the complaints.

Concierge coverage residents recognize

A consistent presence at the lobby controlling access, handling deliveries and visitors, and being someone residents will actually report a problem to.

Patrol of parkade and common areas

Scheduled and randomised checks through the parkade, storage areas, amenity rooms and stairwells at the hours the incidents cluster — GPS-verified, so the council gets proof rather than assurance.

Cameras that answer the question

Coverage placed where incidents actually happen — gate, lobby, mailroom, parkade levels — with retention long enough that a claim made two weeks later still has footage behind it.

Access control and fob management

Modern credentials with a list that gets maintained: deactivations when residents move out, audit trails for the gate, and an end to the copied-fob problem.

Why Guard Nation

Why residential & strata clients choose us.

We write for the council, not just the manager

Reporting is prepared knowing it will be read out to owners. Clear incident records and patrol logs a strata council can put in front of a meeting without translating them first.

Scoped to the budget that actually exists

Strata budgets are fixed a year in advance and approved by a vote. We would rather propose the coverage that fits and works than the one that gets voted down.

Guards, patrol and cameras from one company

One contract, one number, one company accountable for the parkade cameras and the person doing the rounds — instead of a council chasing three vendors.

Residential & Strata security — common questions

Does our building need a full-time concierge?

Often not. Many buildings get most of the benefit from concierge coverage at the busy hours plus patrol through the night, rather than a 24/7 post. We will look at when your incidents actually happen and scope to that — it is usually a smaller number than councils expect.

Can you deal with the parkade specifically?

Yes, and it is the most common request we get from strata. Parkades respond well to a combination of scheduled and randomised patrol at the right hours, camera coverage at the gate and on each level, and closing the tailgating gap at the vehicle entrance.

What does the council get to see?

GPS-verified patrol logs and written incident reports, formatted so they can go straight into a council package. If cameras cover an incident, the footage is retrievable within the retention period without a special request.

Can you work with our property management company?

Yes — most of our residential work runs through property managers. We are used to reporting into a manager while the contract sits with the strata, and to keeping both informed without duplicating the paperwork.
